Interior Weeping Tile Systems
Where exterior excavation isn't feasible, we install an interior perimeter drainage channel at the footing level, tied to a sump pit with a battery-backup pump. Water enters the system before it can rise to floor level and damage finishes.
Helical Pier Underpinning
Galvanized steel helical piers are torqued to load-bearing soil or bedrock using a hydraulic torque head. Brackets transfer the structure's load to the piers and — in most cases — allow controlled lift of settled footings back toward original grade.
Carbon Fibre Wall Strapping
Carbon fibre straps are epoxy-bonded to inward-bowing basement walls at stud intervals, creating a tensile band that permanently arrests movement. The straps are 3x stronger than steel at the same cross-section and add less than 1/4" to wall thickness.
Exterior Foundation Waterproofing
Full excavation to the footing, removal of failed tar coatings, application of rubberized bituminous membrane, and installation of dimple mat drainage board and filter fabric. This is the only true cure for hydrostatic water pressure; interior systems manage, exterior systems prevent.
Perimeter Drainage Replacement
Failed clay tile or collapsed perforated pipe weeping tile is excavated and replaced with clean-sock wrapped perforated pipe on a gravel bed, sloped to daylight or a sump. We inspect and camera-test the new system before backfill.
Structural Post & Beam Repair

Materials, Methods & Professional Standards
We use the materials and methods that actually last in Metro Vancouver's specific conditions — expansive clay soils, high water tables, acidic groundwater, and annual rainfall that tops 1,150 mm in parts of the Lower Mainland.
For crack injection, we use low-viscosity epoxy (Shore A 65 rigid cure) for structural restoration and hydrophilic polyurethane foam for active wet cracks where movement is still occurring. Both systems comply with ACI 224.1R crack repair guidelines. Injection ports are spaced to the crack depth-to-width ratio, and we verify penetration with a tracer before patching the surface.
Helical piers are hot-dipped galvanized steel meeting ASTM A153 standards, rated to 150 kN tension and compression. We use a hydraulic torque head on a mini-excavator or a tracked Bobcat for access-restricted lots. Installation torque is continuously monitored and logged; accepted when empirical torque correlates to the designed capacity for a minimum of three consecutive readings.
Exterior waterproofing membranes are rubberized asphalt modified bitumen (1.5 mm minimum DFT) applied to a prepared, primed concrete surface. We install 10 mm dimple mat drainage board from footing to grade line with filter fabric to prevent soil migration — this prevents the membrane from loading under hydraulic pressure, which is the most common cause of premature membrane failure in BC.
Carbon fibre straps used for bowing wall repair are unidirectional woven carbon fibre with a minimum tensile strength of 620 MPa, bonded with two-component structural epoxy. We follow ICRI Technical Guideline 320.5R for surface prep — all concrete is mechanically abraded to CSP 3 before bonding. Wall anchors where installed are tested to 35 kN before final torque.
All structural work is engineered to BC Building Code (BCBC 2024) requirements. Where a Professional Engineer of Record is required by the authority having jurisdiction, we engage a local structural PE and incorporate their stamped drawings into the permit package.
